China's Real Estate Boom: Miracle or Mirage?

The Chinese property bubble was a real estate bubble in residential and commercial real estate in China.

The phenomenon has seen average housing prices in the country triple in a period of ten years, possibly driven by both government policies and Chinese cultural attitudes.

High price-to-income and price-to-rent ratios for property and the high number of unoccupied residential and commercial units have been held up as evidence of a bubble.

Critics of the bubble theory point to China's relatively conservative mortgage lending standards and trends of increasing urbanization and rising incomes as proof that property prices can remain supported.

Country-wide Chinese housing prices have more than doubled and residential property values are now 350% of GDP, equalling those of Japan during the peak of its housing bubble.

In some cities, housing prices have soared even faster; in Shanghai andBeijing, land prices have soared 750% in the past decade.

Investment in residential housing now equals 8% of GDP, the same proportion as the U.S. economy during its housing bubble. These conditions have led some observers to claim that China is in a property bubble.

Following the release of financing granted by British Petro Capital, the construction of City Gate Complex will start on the outskirts of Shanghai, China.

Unique in Shanghai: three five-star hotels and a ultra luxury hotel will stand atop City Gate Complex a mere elevator ride from the City Gate Shopping Center and steps away from Shanghai Metro, one of the fastest growing systems in the world.

City Gate Complex will feature mind-calming greeneries of the West Beijing Rd, or CITIC Square and Westgate Mall views, boasting five-star accommodation, service, an enticing variety of dining options, and a wide range of facilities such as pools, pool-side executive bars, and fitness clubs.

City Gate Complex will feature three towers, one of which will be over 77 storeys or 278m tall, making it one of world's highest for residential use.

The 8.9 million square feet; development will also feature office and retail as well.
